We are excited to announce a powerful new conventional cash-out refinance option that allows qualified homeowners to access more of their home equity, up to 90% loan-to-value (LTV), without private mortgage insurance (PMI).

This enhanced program is ideal for homeowners looking to consolidate debt, fund renovations, invest, or improve overall cash flow while still benefiting from competitive conventional loan rates.

90% LTV Cash-Out Refinance Program

  • Cash-out refinances up to 90% LTV
  • No PMI required, even at higher LTVs
  • Conventional loan guidelines
  • Primary residences eligible
  • Access equity while maintaining long-term financing stability

Important Seasoning Requirement to Know

To use the current appraised value rather than the original purchase price, the property must meet a minimum 6-month seasoning requirement.

This means:

  • If the loan is seasoned for six months or more, the new loan amount can be based on the updated appraised value
  • If less than six months, the loan may be limited by the lower of the purchase price or appraised value

This feature is especially beneficial for homeowners who have completed renovations or whose property value has increased over time.

If you’re considering a cash-out refinance and want to see if this 90% LTV conventional program is right for you, contact us to speak with a loan specialist and review your options.
