  1. The way rich people do things is essentially have everything in equity, then pay off loans they take on that equity with other loans. However each loan they get can now be larger/lower apr because whatever equity they originally put as collateral has now appreciated even more than the original loan. So even worst case scenario, you default on the loan and they take it out of your collateral, you’re still up. Not to mention, it’s all tax free income since it’s technically unrealized gains
