I wouldn't invest in Hyderabad considering traffic is getting hectic, unrealistic price and lack of residential infrastructure.
I prefer opportunities, calmness and infrastructure developments. Based on that.
– coimbatore
– mysore
– chandigarh (for retirement)
– vizag
– tiruchirapalli
Why 2 TN tier 2 cities here because both cities have busy international airports. Both cities has one of the highest number. Of educational institutions in India which are highly ranked as well. And coimbatore highly industrialized and entrepreneurship ecosystem along with better road infrastructure.
Mysore is a very calm, broad road developing the IT scene. Chandigarh is good for retirement not the great place to run a business but it can be one of the finest retirement place. Vizag has similar qualities like Coimbatore in terms of infrastructure and entrepreneurship opportunities and future plans by AP govt seems impressive. And tiruchirapalli is the fastest growing cosmo one of the leading retailer hub in south. Also home for NIT, IIMs along with international airport and 2nd largest bus terminal in India. Which creates scope for future growth.

I think Investment guru don't know about Greater Noida , one of best planned city with more green belt than any other city in whole India , engineering medical college, hospitals chain , metro and airport.
